Basaksehir is one of the 39 districts in Istanbul. It’s a suburban area situated on the European side of the northwest of Istanbul.
It was previously related to Kucukcekmece municipality before getting separated in 2008 with the establishment of its own Municipality.
It’s boarded By Arnavutkoy from the north, Eyup from the Northeast, Sultangazi, and Esenler from the east, Bagcilar, Kucukcekmece, and Avcilar from the south, and finally Esenyurt from the south-west.
It’s one of the recently developed regions in Istanbul and is considered a high investment-value area especially due to the increase of real estate projects funded mainly by the government and its strategic location close to the new mega projects of Istanbul.
In fact, Projects like Istanbul’s new airport, which is 28 km away, and Kanal Istanbul expected to run through Basaksehir, increased the prices and the real estate value in the area and became one of the preferred investment destinations for both local and foreign investors. Many factors contributed to making Basaksehir a very special area.
Geographical Location
Başakşehir, one of the youngest districts of Istanbul, is located 20 km west of the city center. Arnavutköy to the north, Eyüpsultan to the northeast, Sultangazi and Esenler to the east, Bağcılar, Küçükçekmece, and Avcılar to the south andEsenyurt to the southwest. Located at an altitude of 105 meters above sea level, the city’s floor consists of Eocene limestones. It has a warm and temperate climate. The vegetation cover of Başakşehir, which is covered with forests in the north, is formed by steppes and shrubs. Sazlıdere and Ayamama creeks originate from the district, while Ispartakule stream passes through the city.
Population Structure
Başakşehir is a district formed in 2008 by the merger of Bahçeşehir Belde Municipality and the neighborhoods separated from Küçükçekmece and Esenler districts. However, it is known that the population of Başakşehir started to increase with the mass housing that started to be built in 1995. More than half of the population of Başakşehir resides in public housing. Başakşehir, Bahçeşehir, Kayaşehir, Onurkent, Kayabaşı mass housing areas have played an important role in the growth of Başakşehir and becoming a district. As can be understood from the Address Based Population Registration System Census Results for the years 2009-2021, it is seen that there is a population increase every year.
Economic Structure
In Başakşehir District, the industrial sector has an important place in the economic structure. İkitelli Organized Small Industrial Zone, which is one of the two organized industrial zones within the Istanbul metropolitan area and established on an area of 700 hectares just north of the TEM highway, has enabled the industrial sector in the district to take place with a large percentage among other sectors. In addition, there are various industrial facilities operating on a parcel scale in Kayabaşı District, which is located within the borders of Başakşehir District.
Considering the current situation and the development trends of the region in Başakşehir District, the new city center of the district is planned in Kayabaşı Mevkii Kayaşehir 18th District, which is planned as a mass housing. The commercial areas, administrative centers, educational facility areas, and park areas allocated in the approved plans covering the Kayabaşı Region shall have the character to serve local and surrounding settlements within the dimensions required by the residential areas and other activities.
In addition, a trade density that will allow commercial uses such as shopping malls for the whole city will be in the immediate vicinity of the 3rd bridge connection road junction in the eastern part of the area in line with the high-scale plan decisions. This region, which is surrounded by high-density housing areas where other reinforcement areas such as commercial areas, administrative centers, educational facility areas, etc. are dense, is the new center of Başakşehir District together with Başakşehir Pine and Sakura City Hospital, which was started to be built in the area just to the east and completed by the Ministry of Health.
Structure:
The Area is special not only for its high-standard buildings made accordingly to the recent construction safety laws but also for its strong infrastructure and its social facilities. In addition to this, an enormous square is being built in the center of the district. The square is 60,000 square meters, twice the size of the famous Taksim square. It’s expected to be a gathering place and a landmark in the city.
Is the Başakşehir ground solid?
Earthquake insulators applied in high-priority structures such as city hospitals, bridges, and data centers were used for the first time in Turkey in a housing project in Başakşehir. Başakşehir Mayor Yasin Kartoğlu said that the district is one of the most solid districts in Istanbul.
